How our Buyer Rebate Program Works*

4 Easy Steps!

  1. Register with us! Registering is free and does not obligate you to purchase a home or work with Fisher & Company, P.A.

  2. Allow us to accompany you to any open houses, builder models, or any other homes on your first visit. We'll help you with your home search on both existing and builder homes.

  3. When we find the right home for you, allow us to prepare any offers or agreements to purchase on your behalf. In the case of a builder home, make sure that we're there with you at time of contract.

  4. Close on your new home.

*Fisher & Company, P.A. and its agents are transaction brokers.  You must register with us as your sole and exclusive transaction broker and have us accompany you to any open houses, builder models, or any other homes on your FIRST VISIT. Buyer Rebate is available only to buyers who "close" (proceed to FINAL settlement and take title) with Fisher & Company, P.A. acting as their sole and exclusive transaction
broker in the purchase of real estate.
The rebate on exiting homes is thirty percent (30%) and on homes purchased through a builder, i.e. new builds and builder inventory, forty percent (40%) of the cooperating broker commission credited to Fisher & Company, P.A. on the HUD-1 statement for representing the buyer net of any allowances, concessions or other deductions related to the transaction. Occasionally,
the seller and/or listing broker in a transaction will offer the broker representing the buyer a bonus or other incentive over and above the cooperating broker commission. Any such bonuses or other additional incentives are separate and apart from the cooperating broker commission actually received by Fisher & Company, P.A.
and buyer is not entitled to a rebate on any bonus, award, prize, gift card, or any other additional incentive monies paid to Fisher & Company, P.A. over and above the cooperative broker commission. See your Fisher & Company, P.A. agent for details.  The amount of the cooperating broker commission will vary on individual
properties. The rebate will be credited to the party or parties named as 'Buyer(s)" or "Borrower(s)" on the HUD-1 Closing Statement.  In the case of a IRC1031 Tax Deferred Exchange ("Exchange"), the party named as the "Buyer or Borrower" is the Qualified Intermediary (the "Exchange Company") and the rebate will be paid
or credited to the Exchange Company for the benefit of the party conducting the exchange (the "Exchanger"). 
All buyers, or in the case of an Exchange, the Exchanger, must register with Fisher & Company, P.A. in advance of visiting any builder's models, touring open houses, and sign a Rebate Agreement before any rebate will be issued.
This rebate program is only available where permitted under state and federal law and when not otherwise prohibited by the buyer's lender(s).  In the event the buyer's lender prohibits the rebate, Fisher & Company, P.A will make a donation or donations in the equivalent amount to a charity or charitable organization approved by the company's executive committee. Current approved charities include The (Jacksonville) Salvation Army, The Clara White Mission, Builder's Care, Mandarin Presbyterian Church,
Samaritan's Purse, and the Jacksonville Humane Society.  There may be tax consequences to the rebate. If you need legal or tax advice, you should consult with the appropriate professional.
